A Gas Safety Certificate (also called a CP12 or Landlord Gas Safety Record) is an official document confirming that all gas appliances, pipework, and flues in your property have been inspected by a Gas Safe registered engineer and are safe to use. In Scotland, landlords are legally required to have one carried out every 12 months and to provide a copy to their tenants.
Every 12 months. As a landlord, you must have a Gas Safety Certificate renewed annually by a Gas Safe registered engineer. You should also keep a record of each certificate for at least two years and give a copy to any existing tenants within 28 days of the inspection, and to new tenants before they move in.
A Legionella Risk Assessment identifies the risk of Legionella bacteria growing in your property's water systems (tanks, pipes, and outlets). Legionella can cause Legionnaires' disease, a serious respiratory illness. In Scotland, the Repairing Standard requires landlords to carry out a Legionella risk assessment. The Health and Safety Executive (HSE) provides guidance on compliance under the COSHH Regulations and Approved Code of Practice L8.
The Gas Safe Register is the official list of gas engineers who are legally allowed to work on gas appliances in the UK, Isle of Man, and Guernsey. It replaced CORGI registration in 2009. By law, all gas work must be carried out by a Gas Safe registered engineer. You can check any engineer's registration at gassaferegister.co.uk. DMPH is Gas Safe registered (No. 652280).
